Mohali mein builder pricing strategy kaafi opaque lagti hai. I'm looking at a 3BHK in Sector 106, specifically Indiabulls Estate. Quoted prices seem high, but I'm based in Dubai and can't do a site inspection myself. Mera sawaal hai, is it realistic to negotiate 5-7% off the listed price, or will it be just 1-2%? Aur possession ke time pe kya hidden charges expect karne chahiye? Stamp duty, registration ke alawa, what else adds to the total cost of acquisition? Has anyone faced surprises with Indiabulls Estate or other projects in Mohali?

Mohali mein 5-7% negotiation? Bhai, bohot mushkil hai. Builders ab itna discount nahi dete, especially for good locations like 106. Maybe 1-2% if you're lucky.
Sahi baat hai, maine bhi Sector 88 mein dekha tha, mushkil se 1% mila. Indiabulls toh aur bhi tight hai on pricing. NRI ho toh aur bhi kam chance milta hai.
