Mohali property: The super area vs carpet area trick
Since January I've been shortlisting 3BHKs and villas in Mohali, looking to upgrade from my 2BHK in Sector 65. The prices, man, they're wild. I'm seeing places in Patel Nagar, even BPTP projects, where the 'price per sqft' looks good on paper. But then you dig into the super area versus carpet area thing, and it's a whole different story. Builders really play on this. My current 2BHK has a decent carpet area for its super area, but some of these new projects, the difference is massive. It feels like you're paying for air, honestly. Not sure if the premium for that extra 'super area' is ever justified. How do you guys verify the actual usable space before committing? Any tips on negotiating based on real carpet area? Or is this just how it is now?

Totally agree with the original post! Mohali mein builders loot rahe hain, super area ka difference bahut zyada hai. It's so confusing for first-time buyers.
