Did a site visit to Big Block South City 2 last month, thinking about a rental investment. Honestly, I'm a bit worried about the construction quality I saw in some older phases – minor cracks, some fittings felt cheap. For an investor, does poor initial quality really hit resale value hard or just mean higher maintenance down the line? Also, those fancy clubhouses... do they actually attract better tenants or justify the premium? Or are they just a ghost facility eating into ROI with high maintenance charges? Wondering what others think.

Yes, the price range is indeed ₹2.9 Cr – ₹3.7 Cr, and they only have 4 units! This sounds super exclusive, but also risky. How can a 'COMPLETED' project have possession in 2025? This is a red flag for me. I saw a similar situation in Baliawas where the builder kept delaying, citing 'finishing touches' for years. What's the RERA status like for this one, I wonder?
Sometimes 'completed' means construction is structurally done, but interiors, paperwork, and final approvals are pending. RERA possession date is the legal binding one. For only 4 units, maybe RERA status is still
Wait, Big Block South City 2? Iska price range ₹2.9 Cr – ₹3.7 Cr hai? Aur possession 2025-07-01? Completed project hai toh itna late possession kyun?
Totally agree with your point about builders cutting corners on quality to fund these lavish amenities. It's a classic trap for first-time investors. I've seen it happen in Badshahpur too, shiny brochures but actual build quality is meh. Long term mein bahut problem hoti hai.

Clubhouse toh bas dikhawa hai. They add huge maintenance costs but rarely get used by tenants. Most tenants just want a good, well-maintained flat, not a fancy gym they have to pay extra for. ROI ke liye toh avoid hi karo aise gimmicks, they just inflate the price without real value.
Bhai, you hit the nail on the head. Mohali mein aise projects bahut hain jahan initial shine ke baad quality issues dikhte hain. Mere friend ne ek project liya tha near Airport Road, Gurgaon side, abhi tak fittings change karwa raha hai. Resale pe toh definitely impact aata hai, especially for serious buyers. Maintenance baad mein headache ban jaati hai.
