I'm eyeing a 3BHK in Sector 74, maybe an Ashiana project. As an investor, ROI is everything. New projects mein toh builder ka price almost fixed hota hai, but secondary market mein kitna real negotiation possible hai? Like, can we push for 5-7% off? Also, all-in cost mein stamp duty, registration, broker fees, sab kitna extra pad jaata hai? Is it better to go via a broker or direct owner for resale? Buying for myself, but still want the best deal.
