My landlord just increased our rent again, and I'm honestly fed up. Finally taking the plunge to buy something in Mohali. Sector 63A dekh raha hoon, mostly 3BHK flats. Prices toh kaafi high lag rahe hain, especially for new projects. Is it me, or are they really overvalued? Kya wahan negotiation ka scope hota hai? Aur daily commute ka kya scene hai from there? Traffic kaafi rehta hai kya peak hours mein? Any residents here who can share their real experience?

I visited a couple of sites in 63A last month. Builders are quoting 6500-7000 per sqft for new projects, which is insane for that location. Plus, they add all sorts of charges like IFMS, club membership, power backup, parking etc. which can easily add another 5-10 lakhs. Kya hidden charges bhi bahut hote hain? Aur possession ka kya scene hai, time pe milta hai ya delays hote hain?
Sahi keh rahe ho, U1. I faced the same issue last year. Mohali mein prices are just going crazy. Maine bhi 63A dekha tha, but ultimately I felt it was too overpriced for what it offers. Ended up looking towards Airport Road (Gurgaon side) instead, thoda better value mil gaya wahan. Wahan 3BHK around 80-90L mein mil rahe the, which felt more reasonable than Mohali's 1.2 Cr+.
But Airport Road (Gurgaon side) se Mohali ya Chandigarh office commute karna is a pain, right? Traffic bahut rehta hai us stretch pe bhi. Uska bhi dhyan rakhna padega, U4.
Haan, Airport Road pe range mil jaati hai U5. Depend karta hai project pe, but 70-90L mein 3BHK dekh sakte ho. Gurugram mein bhi prices upar hain, but connectivity aur infra better hai.
Oh, that's interesting! Airport Road (Gurgaon side) is a bit far for me but if the value is good, I might consider it. Aur Airport Road pe kis range mein mil jaata hai? 2BHK ya 3BHK? Budget thoda tight hai.

Negotiation ka scope toh na ke barabar hai, especially with big builders. They quote a price and stick to it. Aur jo projects wahan aarahe hain na, quality bhi utni khaas nahi lag rahi jitni price tag justify karta hai.
Totally agree, bhai! You're not alone. Prices are definitely inflated in 63A. I'm also looking and it's shocking.
