₹28,000 rent last month, yaar, bas ho gaya. Finally taking the plunge, buying my own place in Mohali. Been eyeing the Southern Peripheral Road corridor. Pehle lagta tha thoda outskirt type hai, but recently jo infrastructure development hua hai na, especially connectivity, usne game change kar diya hai. I'm seeing prices shoot up, especially near the main road access points. Not sure if it's overvalued now because of the new roads and proposed metro line. Kuch specific pockets hain jahaan zyada fayda hua hai? Jaise airport road side ya zirakpur side? Kya lagta hai, is it still a good entry point ya ab der ho gayi? Any experiences with ROI from anyone jo pehle invest kar chuka hai wahan? EMI vs rent ka math toh clear hai, bas sahi location mil jaaye.

70-80 mein you'll find good 2BHKs, but mostly in projects a bit off the main SPR road, ya phir smaller carpet area mil sakta hai.
Sahi kaha, Gurugram se compare karein toh abhi bhi affordable hai. Mera budget 70-80 lakh hai for a 2BHK. Is range mein kuch mil sakta hai near the main SPR road?
SPR ka future acha hai, especially towards the Airport Road side, jo Mohali-Gurugram link banega eventually. Wahan already commercial hubs develop ho rahe hain. My uncle invested in a commercial plot near Baliawas village a few years back, and his property value has almost doubled. Residential mein bhi similar trend hai but only if you pick the right builder with good track record. Don't fall for just any 'proposed' development.
Residential mein long term socho, 5-7 saal minimum. Short term gains are risky.

I booked a plot in a society near the upcoming PR7 road link about a year ago for 18k/sqyd. Abhi wahi plot 25k+ chal raha hai. But I'm worried about the actual possession. Builder ne bola tha 2 saal, abhi tak toh kuch khaas progress dikh nahi raha. Have you guys seen any RERA registered projects with good progress?

Haan bhai, RERA projects mein bhi delays hain. My friend booked in a project near Badshahpur side and they've already pushed the possession date twice. It's a common issue, lagta hai.

Totally agree! SPR mein jo development ho raha hai na, it's insane. Pehle toh socha bhi nahi tha idhar ka, but ab lagta hai prime location ban raha hai. Connectivity to Mohali airport and Chandigarh is a big plus.
