Okay I'll be honest — I completely underestimated how confusing this process is. My wife and I are downsizing to a 2BHK in Mohali, maybe Sector 65 or 82, now that the kids are gone. Builders quote ₹1.2 Cr for a 2BHK, but the stamp duty adds another 5-6% easily. Is there *any* way to account for this better or even negotiate it? It feels like a hidden charge that pops up late. What else should I watch out for in Mohali for true all-in costs?

Absolutely feel you, bhai! Yeh stamp duty waala part is a shocker every single time. Maine bhi Gurgaon mein dekha tha, it adds up so quickly, especially on a 1.2 Cr property.
