posted on 10 MayMohali utilities: Investor Avenue Luxury Floor 3 ka ground reality.
ROI calculations are looking good, but one thing still bothers me about Mohali projects. Investor Avenue Luxury Floor 3 mein power backup ka kya scene hai? Brochure mein toh full flat backup bolte hain, but ground reality mein common areas se zyada milta hai kya? From my experience, incomplete power backup can seriously affect tenant satisfaction and future resale. Also, water supply reliability ka kya haal hai? Kahin tanker dependency toh nahi hai, especially in summers? Mohali mein yeh issues bahut common hain, aur long-term maintenance costs badha dete hain. Koi experience share kar sakta hai is project ya similar ones se? Should I factor in extra costs for these utilities?

Dekho, Mohali mein luxury floors ka market achha hai because of connectivity and infrastructure development. The price range is competitive if the quality is genuinely luxury. But the utility concerns are valid. In today's market, especially comparing to Gurugram where a similar floor could cost way more, these factors become critical for long-term value and rental yield. RERA not applicable for a completed project with a 2023 possession date is a red flag. It means buyer protection is minimal. You might save on upfront cost but pay more in hidden maintenance and stress. What did you finally decide?
My advice would be to get everything in writing from the builder about utility provisions, especially specific KVA for power backup and water source. Don't rely on verbal assurances. I made that mistake once in a project in Baliawas, and regretted it later.
Exactly, RERA is important. So, did you end up factoring in those extra costs for utilities, OP? What was your final decision?
Mohali mein water issues are a real headache, especially in sectors further from the main city lines. I know someone in a project near Badshahpur (though that's Gurgaon, similar issues) where they promised municipal water but it's 80% tanker water in summers. For Investor Avenue Luxury Floor 3, since it's completed, you should definitely talk to existing residents if possible. Builder ka 'full backup' ka matlab often hota hai ki ek fan aur ek light chalegi, not ACs ya geysers. Be very cautious.
Yaar, but the price range of ₹1.9 Cr – ₹2.3 Cr for luxury floors in Mohali doesn't sound too bad, especially with possession already done. Maybe the utility issues are minor and manageable? Total units bhi toh sirf 4 hain, so maybe maintenance is easier to manage?
But isn't it COMPLETED? Toh wahan jaake check nahi kar sakte kya abhi utilities ka scene? Koi resident ka contact mil jaye toh best hoga.
Actually, kam units ka drawback bhi ho sakta hai. Sirf 4 units hain toh common maintenance charges per unit bahut high ho sakte hain, especially for things like generator fuel and water tankers. Builder toh nikal gaya, phir residents pe hi load aata hai. Better to check the actual maintenance cost structure.
Bhai, you've hit the nail on the head! Mohali mein utilities ka ground reality hamesha brochure se alag hota hai. Investor Avenue Luxury Floor 3 ka 'Rera Not Applicable' status bhi thoda risky lag raha hai for a completed project. How can a completed project not have RERA?
RERA not applicable for a completed project? Does that even make sense? What about the possession date of 2023-06-01?
Exactly! Mera ek friend Airport Road, Gurgaon side mein ek similar project mein phasa tha. Brochure mein sab kuch golden dikhaya, but possession ke baad pata chala ki power backup sirf common areas ke liye hai, aur paani ka pressure itna kam ki summers mein daily tanker order karna padta tha. Uski rental income bhi affect hui thi. So, Mohali mein bhi yeh cheezein check karna bahut zaroori hai. Don't just go by the 'completed' status, dig deeper.
