My lease ends in 4 months, and I'm done with renting. Looking for a 3BHK in Mohali or Zirakpur. I'm considering Ansal Sushant City; what's the actual carpet area vs super area there? Also, any experiences with Paradise Enclave? How was possession, any hidden surprises? Really keen on honest word-of-mouth about these projects.

My advice would be to not just rely on online reviews. Visit both sites multiple times, talk to people who have already bought there if possible. Check all legal documents thoroughly – RERA status, land titles, approvals. Aur haan, builder ke past projects ka bhi pata karo, agar koi hain toh. Hidden surprises se bachne ka ek hi tareeka hai – due diligence. Don't rush into anything just because your lease is ending.
Mohali aur Zirakpur mein prices toh sky-high ho gaye hain yaar! Especially after the recent boom. Manimajra mein bhi ek time pe affordable tha, ab wahan bhi 3BHK lena mushkil hai. Budget-conscious buyers ke liye yeh ek bohot bada hidden cost ban sakta hai. Mera personal experience hai ki yeh numbers bohot misleading hote hain.
