My investment portfolio needs a re-evaluation by next quarter, and I'm looking hard at Mohammadpur Gujar in Mohali. Everyone glorifies its growth, but honestly, I'm skeptical. The data shows initial jump, but for a 3BHK, is the long-term capital appreciation real? I've seen this pattern before; high entry prices sometimes mean slow resale. Kya yahan actual ROI milega after 3-5 years, ya it's just builder hype? Disagree? Tell me why.

It's a classic dilemma for first-time buyers. Har koi long-term investment ke liye property leta hai, but market cycles are unpredictable. Mohammadpur Gujar mein jo initial 'jump' dikha hai, woh largely speculative hai, driven by land acquisition aur initial project launches. Real appreciation tab aati hai jab end-user demand badhti hai, schools, hospitals, commercial spaces aate hain. Abhi wahan kitna time lagega yeh sab setup hone mein, that's the key question. Agar aapko 3-5 saal mein ROI chahiye, toh shayad established areas mein chote units dekhna better hoga. Naye areas mein patience bahut chahiye, aur risk bhi zyada hota hai. Do your due diligence on the builder's past projects' performance, not just the current hype.
I almost booked a 3BHK there last year! The initial price point was attractive, but when I dug deeper into the per sqft rate and compared it with other established areas, I felt it was overpriced for a developing locality. Gurugram mein bhi abhi market thoda thanda hai for new launches, especially in the 1.5 Cr+ segment. Agar wahan itna struggle hai, toh Mohali mein is naye area mein itna jump kaise expect kar sakte hain? I backed out last minute, and I don't regret it. Mujhe laga ki better options mil sakte hain thoda wait karne par.
Haan, Airport Road (Gurgaon side) ka comparison makes sense. Wahan bhi bahut overpricing ho rahi hai, but at least there's existing infrastructure. Mohammadpur Gujar mein toh abhi kaafi kaam hona baki hai, us hisaab se price bahut ambitious lagta hai. Lagta hai builders bas pehle aane walon ko trap kar rahe hain.
U7, mujhe 1.2 Cr se 1.4 Cr tak ka range mila tha for a 3BHK, around 1600-1800 sqft. Builder tha 'Green Valley Homes' (naam change kiya hai for privacy). Location achhi thi, but construction quality aur builder ka track record doubtful laga. Plus, Airport Road area (Gurgaon side) mein bhi similar prices mein options mil rahe the, but with better amenities and established surroundings.
U6, aapko kya price quote kiya gaya tha 3BHK ke liye? Aur kis project mein dekh rahe the?
Dekho, Mohammadpur Gujar mein connectivity aur infrastructure development ka potential toh hai. Airport road se close hai, aur Chandigarh se bhi access achha hai. But haan, 3BHK ke liye jo rates chal rahe hain, especially for a first-time buyer, it feels stretched. Agar 5-7 years ka horizon hai, toh maybe kuch ban jaaye, but 3-5 saal mein double digit appreciation, that's a big question mark. Builder ke pamphlets pe mat jao, ground reality dekho. Kya wahan koi major corporate ya educational hub aane wala hai jo demand drive karega?
Haan yaar, same feeling. Jab bhi koi naya area develop hota hai, builders aise hi inflate kar dete hain prices. Phir 3-5 saal baad realization hota hai ki utna ROI nahi mila. Mere ek dost ne Badshahpur mein bhi aise hi book kiya tha 4 saal pehle, abhi tak resale value utni nahi badhi jitni expect ki thi. Kya fayda aise investment ka?
U3, usne ek 'premium' project mein book kiya tha wahan. Builder ne high-end amenities ka promise kiya, but possession mein delay hua aur quality bhi average nikli. Ab resale mein jo price mil raha hai, woh inflation bhi barely cover kar raha hai. Capital appreciation hardly 5-7% annually hai, which is not great for property.
Badshahpur mein kya issue hua tha exactly? Kis project mein invest kiya tha usne? Thoda detail mein bataoge toh help ho jayegi.
Bhai, I completely agree with the post. Mohammadpur Gujar ka hype kuch zyada hi hai. Lagta hai bas initial buzz hai, long term mein kya milega, pata nahi. Main bhi Mohali mein dekh raha tha but prices are just too high for what they offer.
