Mohar Luxe Towers looks impressive, but I'm honestly not sure if it's genuinely good for daily living. Kids have moved out, so we're downsizing and want something manageable with a good society feel. Is the community vibe friendly there? Also, what are the actual monthly maintenance charges? Don't want any surprises after selling our big place.

It's definitely a tough call. Mohar Luxe does promise luxury and a specific lifestyle, but the price range and ongoing status with a 2027 possession are big factors to weigh. For empty nesters, the social aspect and predictable expenses are huge. I'd suggest visiting the site multiple times, talking to any existing residents if possible (though it's ongoing), and getting all maintenance details in writing before making a decision. Don't rush into it just because it looks good on the brochure.
Only 30 units in total? That sounds very exclusive, but it also means the community might be too small to have a vibrant, active social life for empty nesters. A larger society offers more diverse groups and activities.
We also downsized from a big house in Amanora Park Town a few years ago, and the biggest shock wasn't the EMI, but the monthly maintenance! Builders quote low initially, then it skyrockets after a year or two. For Mohar Luxe, what are the *actual* expected monthly charges, including all sinking funds, club house fees, and any other hidden charges? Kisi ko idea hai?
But for empty nesters, sometimes those amenities and a well-maintained society are worth paying for, even with higher maintenance. It's about convenience and peace of mind, not just the upfront cost. Mohar usually provides good facilities, which justifies it for some.
Hidden costs are a nightmare. Builder agreement mein sab clear nahi hota initially, they just give a vague figure.
Typically, for premium projects like Mohar Luxe, maintenance charges are around ₹8-10 per sq ft. So for a 1500 sq ft unit, you can expect ₹12,000-₹15,000 per month easily. But U5 is absolutely right, always factor in potential increases and get everything in writing.
Pune market is a bit slow right now, especially for high-end properties in this price bracket. ₹3.5 Cr – ₹4.6 Cr for a new, ongoing project feels like a significant investment. I saw similar properties in Akurdi that were much more reasonably priced, albeit with fewer 'luxe' amenities.
Mohar Luxe Towers looks impressive on paper, but the price range (₹3.5 Cr – ₹4.6 Cr) seems steep for downsizing, even with the 'luxe' tag. RERA P52100015603 confirms it's ongoing, with possession by 2027-12-01. But for empty nesters like us, the community vibe and actual maintenance are paramount. Has anyone visited the site or heard about the social activities there? Is the society active for seniors, or is it more for younger families?
Ongoing projects always have a risk of delays. Don't trust possession dates easily, especially when it's still 2027. Builder ka track record check kar lena for past projects on timely delivery.
Yaar, I heard good things about Mohar's previous projects. The location is quite prime, near Sinhagad Road, which is a plus for accessibility. Maybe the price is justified for the amenities they promise, especially if you're looking for a relaxed, high-end lifestyle post-retirement. I'm also considering it for my parents.
