Moosapet — prices yahan pe thoda samajh nahi aa rahe. Dekho, from my experience, current 2BHK rates ₹70-80L for older buildings seem high. Is the investment potential really there for 3-5 years? ROI seems questionable compared to, say, Kokapet. What's the real ground reality for appreciation?

Meri toh phat gayi hai bhai. Last year, ek friend ne Banjara Hills ke paas ek plot liya tha, socha tha develop hoga. Abhi tak kuch nahi hua, aur market bhi thoda down hai. Moosapet ka bhi yahi haal na ho jaye. Builders promises bahut karte hain, but reality kuch aur hoti hai. Especially first-time buyers like us, we need solid proof.
Sab theek hai, but kitne projects RERA registered hain wahan? Aur builder ka track record kya hai? Kyunki sirf location dekh ke toh investment nahi kar sakte, delivery bhi toh time pe honi chahiye. Kisi ne builder reviews check kiye hain kya for Moosapet projects?
Bhai, RERA number check karna bahut zaroori hai. Bina uske toh advance bhi mat dena kisi ko, fas jaoge.
RERA website pe check kiya tha, majority new projects jo advertise ho rahe hain, registered hain. But kuch chhote builders ke projects abhi bhi pending hain approval ke liye. Builder reviews ke liye Facebook groups ya Google Maps pe dekh sakte ho, kaafi mixed reviews milte hain.
I actually visited a few projects there last month. One builder was quoting ₹6500/sqft for a new 2BHK and saying it's pre-launch offer! But the area around felt a bit congested, and infrastructure seemed basic. Compare that to some places in Alwal where you get better amenities for slightly less, it makes you wonder. The appreciation potential is key, but I'm not seeing enough drivers for it yet in Moosapet for current prices.
Honestly, I think Moosapet is on the cusp of something big. The connectivity improvements, proximity to IT hubs via the Outer Ring Road, and upcoming metro expansion plans are huge. Builders bhi toh isi wajah se rates badha rahe hain. Maybe we're seeing the beginning of a boom here, not an overvaluation. My agent told me similar things happened in Attapur a few years back, and now look at those prices!
