Visited Morpheus projects in Sector 25 Greater Noida last weekend. Honestly, the base price for a 2BHK around ₹70L felt decent. But then the sales guy added PLC, floor rise, parking, and other charges. It just kept piling up. Not sure if negotiation even works in Noida for these. How much can you realistically push back on the 'all-in' cost? My parents say builders always have hidden margins.

So, from ₹7000/sqft base, it became almost ₹9500-9800/sqft! This is the 'all-in' cost you asked about, U1. Negotiation? They barely budged ₹50k after a lot of haggling.
