Moshi Gaon flat: my hidden charges nightmare

Moshi Gaon mein EH Reality Llp project, I thought I had a good deal. I work in real estate, but buying for myself is something else entirely. Yeh builder ne initial quote mein bahut things hide kiye. Ab possession ke time pe maintenance charges, utility setup fees, even a 'clubhouse membership' ka bill aa gaya. Matak ghum gaya mera. I thought I knew all the tricks, but these hidden charges are next level. Is it just me, ya sabke saath hota hai Pune mein? Like, for a 2BHK around 70-80L, what's a realistic percentage of these extra costs? And kitna negotiate kar sakte hain from the quoted price? Brokers bolte hain they can get better deals, but I'm not sure. Direct builder se deal karna better hai ya broker se? Kaisa track record hai EH Reality Llp ka in terms of hidden costs? Need some honest opinions.
