Ultimately, it depends on the builder and how desperate they are to close deals. Some smaller developers might be more flexible, especially towards quarter-end. But the big names, unka toh rate card fixed hota hai. My advice is to compare the effective per sqft price across 2-3 projects after factoring in all charges, not just the base price. Aur RERA site pe possession status check karna mat bhoolna, especially for projects jo delay ho rahe hain.

Bhai, Moshi mein negotiation toh bhool jao. Builders ne rates high rakhe hain because of proximity to Chakan. I tried for a 2BHK near Spine Road, no luck at all. They just say 'take it or leave it'.

Totally agree with you! I saw a project near Akurdi, same story. They barely budged on the carpet area price. Sirf amenities pe thoda discount dete hain, but basic rate is fixed. It's frustrating for first-time buyers like us, feels like a take-it-or-leave-it market.
