Most 2BHK layouts in Affordable Homes are totally unlivable
Okay I'll be honest, I completely underestimated how confusing this search would get. Looking for a 2BHK in the Affordable Homes belt around ₹95L, but carpet sizes feel cramped everywhere. Discovered a small hack though: checking RERA carpet directly instead of brochure super area saved me from overpaying on one deal. Still, ab samajh nahi aa raha which project actually offers decent space in this range. Any recommendations or tips?

Nobody can predict market correction bhai, especially around Chandigarh periphery where land cost is already peaking. Some people say wait, while others say prices will jump another 10% by next Diwali. I am stuck in the same confusion, every broker tells a completely different story and it makes me question every single decision. What did you finally decide about the deal you were evaluating?
Honestly seeing these prices and tiny layouts makes me want to pause my home search completely. Is it even wise to book right now or will prices cool down next year?
Same issue happened with me near Saini Majra. Sales guy was hyping 1150 sq ft built-up, when I pulled out the RERA document, net usable carpet was just 580 sq ft! Master bedroom was 10x10, so after putting a standard double bed, wardrobe doors won't even open fully. I felt so overwhelmed thinking of living there for 20 years with an ongoing EMI. Has anyone checked older resale inventory in established sectors instead of these new high-rises?
True, my uncle bought an older flat and spent almost 15 lakhs extra just on plumbing and wiring repairs. New projects might have small rooms, but at least fresh construction gives some peace of mind for the first few years.
Resale options in places like Manimajra might offer slightly bigger rooms, but maintenance charges and parking issues are a huge headache there. Plus bank loan processing takes forever on older properties.
Totally agree yaar, ye affordable homes belt mein 2BHK ke naam pe bas matchboxes bech rahe hain. 95L is a massive amount for middle-class buyers like us, still we have to compromise on basic living space.
Bhai 95L budget sunke pehle laga tha easily spacious flat mil jayega, but ground reality is totally terrifying. Main New Chandigarh side dekhne gaya tha last week, sample flat looks lavish because unhone compact furniture lagaya hai, asli carpet check karo toh drawing room mein sofa set bhi theek se fit nahi hoga. RERA carpet wala hack aapne bilkul sahi point out kiya, brochure super area is complete scam. Ab toh visit karne se pehle hi dar lagne laga hai ki hard-earned savings waste na ho jayein. What specific RERA carpet size are you getting in this range?
I was genuinely hoping for at least 700 sq ft carpet yaar, par utne mein toh builder seedha 1.2 Cr mangne lagta hai. My friend said even in Mullanpur Garibdass prices have shot up unexpectedly this quarter because of high investor demand.
Bhai mostly 550 to 600 sq ft carpet hi de rahe hain itne budget mein, jo bohot tight ho jata hai. What were you expecting?
