Moti Nagar property prices are confusing me, honestly

Moti Nagar mein property prices just don't make sense to me sometimes. Dekh raha hoon 2BHK ke liye ₹1.8Cr tak jaa rahe hain, but honestly, is it justified? I'm looking at a 3BHK option, but prices feel really high. My parents keep saying resale market yahan strong hai, but future appreciation ka kya scene hai? Koi upcoming development hai jo prices ko aur push karega ya ek bubble hai? Should I wait ya abhi le lena chahiye? What's the community's take on Moti Nagar's real value?
