Moula Ali infra impact: things I'm still confused about

Possession was in March for my 2BHK in Moula Ali, and I'm honestly still confused about future growth. Metro Rail Phase 2 extension is coming, but kitna time lagega? Regional Ring Road (RRR) development ka impact Moula Ali pe kaisa hoga, will it really push prices up for 2BHKs? I'm seeing prices around ₹78L for similar units now. Is it worth holding onto for good ROI, ya nikal jaana chahiye? Kya Moula Ali mein infrastructure projects ka completion time realistic hai? Has anyone bought here recently?
