Just moved into my 3BHK in Tellapur last month and feeling completely blindsided by some post-possession charges. Salarpuria Sattva se liya tha, but brochure mein sab clear nahi tha. Matlab, initially they quoted a price, but now there are these extra corpus fund charges, RWA setup fees, and some utility connection costs that weren't properly explained. Total EMI ke alawa, I'm shelling out almost ₹2.5L more just for these 'hidden' things. Honestly, it feels like they bait you with a price and then add on later, right? Did anyone else buying in Tellapur, maybe from My Home or Aparna, face similar issues? What did you do to deal with this? It's so frustrating jab aap sochte ho sab budgeted hai, aur phir...

So, what did you end up doing, U1? Did you negotiate or just pay up? I'm looking at a property in Begumpet and want to be prepared for such hidden costs. Any tips on how to avoid this trap before booking?
Usually, builders don't budge on these 'standard' charges. Best to ask for a full breakdown of *all* potential charges, including RWA, corpus, utility connections, before even paying the booking amount. Get it in writing, signed and stamped.
Negotiation is super tough once possession date is near. They have all the leverage then.
This is the biggest pain point for first-time buyers, especially when you're already stretching your budget. I almost booked a flat in Alwal, and the builder's sales rep was very cagey about 'other charges'. Thankfully, a senior colleague warned me to get *everything* in writing, even the tentative RWA charges, before signing anything. ₹2.5L is a lot, that's like 3-4 months of EMI for many people, totally messes up the financial planning.
Salarpuria Sattva se toh expect nahi kiya tha. Jaise U5 ne pucha, did you check if these charges are RERA-compliant? Often, they have to declare all charges upfront in the agreement itself, not just in some vague brochure.
Exactly! If it's not explicitly in your sale agreement or the RERA project documents, you might have a case. Builders try to sneak these in. Check the RERA website for your project's approved documents, sometimes they list all charges there.
Mere agreement mein toh mention nahi tha yeh sab. Sirf basic flat cost aur GST tha.
Bhai, ye common hai unfortunately. I bought in Kondapur 3 years back and faced similar issues with a different builder. They don't mention RWA setup and club house membership until handover. We formed a temporary RWA and fought, got some clarity, but still ended up paying a good chunk. The market is so hot in Hyderabad right now, builders know people will pay eventually, so they get away with it. It's a tough spot for first-time buyers.
Totally relate! My builder in Attapur also did this. Hidden charges are a scam, yaar! It's like they wait till the last minute to spring these surprises.
Haan bilkul! My Home ke project mein bhi maintenance advance ke naam pe bahut le liya. Did you manage to get any proper breakup of these 'corpus funds' or was it just a lump sum?
