What's the real point of taking possession when the builder doesn't even have an OC in hand? Possession was in March, and honestly, things nobody told me before taking keys are driving me crazy. Everyone glorifies low entry prices here, but nobody talks about the registry trap and unpaid authority dues. Builder bol raha hai registry will happen soon, but bank paperwork and society formation are totally stuck without that Occupancy Certificate. UP RERA complaint file ki hai last week, but is it actually effective on ground or just endless paperwork? Disagree? Tell me why.

It is completely illegal to offer possession without OC, you can actually be evicted if authority seals the tower.
Honestly this is pure mental torture. Mai pehli baar flat lene nikla hu with a very tight budget of 45-50 lakhs, and every second project in Greater Noida seems to have this exact issue. Is UP RERA actually listening to individual buyers or are they just issuing recovery certificates that builders simply ignore?
Alpha II me mere ek relative rehte hain, their registry took 6 years after physically shifting into the flat. Bachat ke chakkar me log le lete hain par peace of mind chali jaati hai.
UP RERA hearing toh karta hai, but execution orders take months or even years to actually show results on ground. Mere cousin ne Alpha I Greater Noida side ek society ke against order nikala tha, but builder office se bas tareekh milti hai. Without authority dues cleared, RERA can only do so much.

Par ye bina OC ke possession dene ka kya scene hai? Did the bank sanction your full loan without asking for completion certificate?
Same here, budget match ho raha tha toh I was tempted. But if registry is stuck because of authority dues, then resale value will literally be zero for years.
Bhai banks disbursal rok dete hain usually, par kuch private banks fit-out possession ke naam pe last tranche release kar dete hain. Mera dost bhi aise hi phasa tha, builder ne bola fit-out shuru karo and EMI start ho gayi without legal possession. Ab wo authority ke chakkar kaat raha hai.
