Moved into Ashley Estate, facing unexpected RERA issues.

Spent the whole Sunday checking out options in Sector 102 for a friend after my own recent experience. Just moved into Ashley Estate Floors 4, JMS Group ka project hai, two months back. RERA registration poora check kiya tha, sab sahi laga. But ab title verification mein kuch issues aa rahe hain, yaar. Builder-buyer agreement mein bhi kuch clauses the jo ab pinch kar rahe hain. Society formation bhi delay ho raha hai, builder bas dates de raha hai. Lagta hai humne builder ka legal track record theek se investigate nahi kiya. RERA complaints process itna slow hai, matlab on paper hi lagta hai. Anyone else faced this with JMS Group or similar projects near Dwarka Expressway? How do you ensure clear title and avoid these post-possession headaches?
