Moved into BST Green Bhoomi, now facing reality
Just moved into BST Green Bhoomi last month, after a really long property search journey. Site visits ke time amenities kaafi promising lag rahi thi, par ab possession ke baad, kuch cheezein bilkul different hain. Construction quality mein bhi abhi se thode issues dikhne lage hain, like minor cracks and fitting problems. Mujhe yeh jaanna hai ki kya yeh small issues baad mein resale value par impact karte hain? Aur jo high maintenance charges hum dete hain, kya uske hisaab se service quality milti hai? Investors ke liye yeh sab bahut important hai, yaar. Long-term mein tenant attraction par kitna fark padta hai? Kya sirf fancy amenities dikhawa hai?

U1, aapne possession date ka mistake kiya hoga. BST Green Bhoomi ka official possession date 2027 hai. Ho sakta hai aapne kisi aur project ka experience share kar diya ho ya fir aapko soft possession mila ho. Agar soft possession hai, toh yeh issues common hain, but that doesn't make it right. It just means the builder rushed things.
Resale value pe bilkul impact padta hai. Jo minor cracks aap abhi dekh rahe ho, woh time ke saath badhte hain. Aur tenants bhi smart ho gaye hain, they check reviews and property condition before renting. Fancy amenities tab tak hi kaam aati hain jab tak unka maintenance achhe se ho raha ho.
What about the legal recourse? Can we collectively complain to RERA about these issues? I'm worried about my investment if this is the case. My unit is still under construction, but I'm getting nervous now.
Haan, main bhi isi point pe stress kar raha tha. I mean, we are paying a premium here. For 96 units, the builder should be able to maintain quality. But it seems like it's a common issue across many projects.
Sahi baat hai. Gurugram mein competition itna zyada hai, especially near Airport Road (Gurgaon side), ki agar property mein thodi bhi kami hui toh tenant nahi milte ya kam rent milta hai. Current market conditions mein demand high hai, but quality bhi expect karte hain log.
Oh no, this is disheartening to hear. I was considering a unit there, thinking the price range of 2.2 Cr to 3.5 Cr was justified for the promised amenities. But if construction quality is already an issue, it's a huge red flag. Is this a widespread problem or just a few isolated cases?
Dekho, yeh toh builder ki reputation pe depend karta hai. Jab itne high price point mein property le rahe ho, due diligence bahut zaroori hai. RERA number toh hai, but enforcement kitna hota hai, pata nahi.
Mere friend ne bhi Baliawas area mein ek project mein liya tha, same story. Builders bas selling tak interested hote hain. Post-possession, they hardly care. Maintenance charges toh bas naam ke hain, service quality zero.
Bhai, totally relate! Humne bhi 2.8 Cr mein book kiya tha BST Green Bhoomi mein, laga tha best deal hai. Ab sun ke darr lag raha hai. Maintenance toh sabse bada headache hai, woh toh bas paise banana ka tareeka lagta hai builders ka.
Exactly! Yeh builders ki common tactic hai. Pehle fancy brochures dikhate hain, fir baad mein reality kuch aur hoti hai. Especially jab price range ₹2.2 Cr – ₹3.5 Cr ho, expectations high hoti hain. Small issues later become big problems for resale.
2.8 Cr mein? Aur possession date toh 2027 hai as per RERA-GRG-PROJ-1211-2022. Aapka possession kaise ho gaya? Please clarify, it's confusing.
