Kaanha Homes ka maintenance charge bilkul unexpected hai. Abhi 3 mahine hi hue hain move in kiye, aur jo bola tha, usse kaafi zyada lag raha hai monthly, around ₹4000 for a 2BHK. Yeh normal hai kya for a completed project in Delhi? Honestly, living experience thoda mixed hai. Noise levels kaafi hain, especially subah shaam, roads se bahut shor aata hai. Air quality bhi utni achhi nahi lagti. Society ka vibe theek hai, neighbours friendly hain but bahut events ya interaction nahi dikhta. Jo amenities dikhayi thi, woh bhi utni use nahi ho rahi. Should I just adjust ya kuch complain karna chahiye? Kya aap log bhi aise issues face kar rahe ho Kaanha Homes mein?

My advice would be to first gather all your documents – sale agreement, RERA filings, any communication from the builder about maintenance. Then, try to form a strong RWA or join an existing one. U12 is right, RWA is the only way forward. Humare project mein bhi aise hi issues the. Jab RWA ne builder ko legal notice bheja, tab jaake thoda action hua. Alone, you're just one voice.
U1, have you checked the RERA documents for Kaanha Homes? Sometimes the maintenance breakdown or initial estimates are mentioned there. Also, regarding the noise, is your flat facing the main road directly? I viewed a flat in Anand Vihar once, and the highway noise was unbearable, even on higher floors. It's a deal-breaker for me.
U10, Kaanha Homes is quite close to the NH24 extension. That's why the noise from traffic is a constant issue. Air quality is also affected by the pollution from that highway. It's a trade-off for connectivity, I guess.

U8, I also live in Kaanha Homes, different tower though. My 2BHK also faces the road and the noise is real. Subah 6 baje se traffic shuru ho jaata hai. Maintenance charge is indeed ₹4000 for me too. We tried talking to the builder's office but they just say 'cost of living has increased'. Amenities ke liye, humne recently ek WhatsApp group banaya hai, trying to get people together for some activities. Maybe you can join if you haven't already?

The price range (₹32 L – ₹85 L) seemed good for a completed project in Delhi, but their past projects had a reputation for poor post-possession service and high maintenance. If the amenities aren't being used, try to talk to the RWA (Resident Welfare Association) if one has been formed. They can push for better engagement or even re-evaluate the utility.
U4, usually maintenance mein sirf society ke operational charges hote hain – common area electricity, security, cleaning, lift maintenance, etc. Property tax toh MCD ko alag se jata hai. If they're clubbing it, that's misleading. You should ask for a detailed breakdown.
