Moved into Kesar Garden Apartment last month and honestly, I'm a bit shocked. The brochure showed amazing amenities and lush green areas. But the club house still feels half-done, and the 'green spaces' are pretty limited. I'm already spotting tiny cracks near a window and some bathroom fittings feel really flimsy. Is this common for new constructions in Noida? How much of the promised stuff actually gets delivered? Did anyone else experience such a gap between marketing and reality, especially regarding the actual usability of facilities?

Sach mein, it sounds terrible. But Kesar Garden ka price range toh ₹60 L – ₹1.6 Cr tha. For that kind of money, I'd expect top-notch quality, not cracks and flimsy fittings. Kya aapne builder se complain kiya? Did they offer any solutions?
Builder log toh hamesha bahaane banate rehte hain. Solutions milna mushkil hai unless you go legal. Noida mein yeh common hai, especially with projects near Ajayabpur, quality issues are rampant. They just don't care about after-sales service.

Builder se complain karna toh zaroori hai, but be prepared for a long fight. Usually, they drag their feet and give excuses. Get everything documented – emails, photos, official complaints. Don't rely on verbal promises, they're useless.
Bhai, this is not just Kesar Garden. Most builders in Noida do this. They show you a lavish dream and then deliver a barebones reality. My cousin booked in Alpha I Greater Noida, and even after 2 years of possession, the swimming pool is often dirty and the gym equipment is minimal. The promised 'smart home' features were just basic wiring. It's a common tactic to lure first-time buyers with glossy brochures and then cut corners on execution.
RERA is there, but the process is slow and tiring. I know people who are still fighting for promised amenities in Alpha II, almost five years after possession. Builders just delay, hoping buyers get tired. The current market conditions in Noida also mean they know people are desperate for homes, so they take advantage.
This is so frustrating! What about RERA? Can't we complain there for such discrepancies? Is there any way to ensure builders deliver what they promise before booking?
Yaar, I'm so scared reading this. I'm also looking at new projects in Noida and this is my biggest fear – what you see in the brochure vs what you get. Kesar Garden ki to marketing bahut aggressive thi, they showed such grand plans for the clubhouse. Ab to aur tension ho gayi, lagta hai har builder ka yahi haal hai.
Sahi keh rahe ho. Builders don't care after the sale. They promise the moon and deliver a small stone. This is why I'm so hesitant to invest my life savings.
Totally agree. Brochure mein sab kuch perfect lagta hai, reality kuch aur hi hoti hai. My friend had similar issues with another project.
