₹95 lakh for a 3BHK in Lagerstroemia Estate seemed like a good deal initially, but the all-in cost was something else. Just moved in last month, and the final bill had so many hidden charges. Stamp duty, registration, PLC, parking, and then the interiors... it felt like another 15% on top. Did anyone buy during pre-launch from Saha Groupe and actually save big? Or is that just a myth? Wondering if I should've waited or negotiated harder.

Honestly, pre-launch is only beneficial if you have a very clear, detailed agreement with every single charge itemized. Most first-time buyers get swayed by the 'discount' and overlook the terms. My advice would be to always negotiate hard on the 'other charges' like club membership, power backup installation, etc., not just the base price. And get everything in writing, down to the last rupee, before signing anything. It's a tough market for buyers, but due diligence is key.

PLC depends on floor, lower floors are usually less. Corner units also have extra. Read the builder-buyer agreement carefully.
Hey, for my 3BHK in Sector 150, PLC was around ₹200-300 per sqft depending on floor and view. Parking was flat ₹3-5 lakh. Club membership ₹1-2 lakh. These are the big ones.
Saha Groupe ka track record toh waise bhi sketchy hai. My cousin booked in their Alistonia Estate project a few years back, pre-launch ke chakkar mein. Promised possession date was 2022, abhi tak sirf structure khada hai. They keep adding new 'development charges' every few months. Pre-launch discount was eaten up by these delays and arbitrary additions. Don't think anyone truly 'saves big' with them.

Totally agree about Saha Groupe. My friend faced a similar issue with their project near Noida Expressway. They kept increasing the 'super built-up' area post-booking, which directly inflated the cost. It's a common tactic to negate any pre-launch savings. Buyers need to be super vigilant with the carpet area vs. super built-up area calculations.
Oh wow, Alistonia Estate ka bhi yahi haal hai? I heard similar things about their Alpha-II Commercial Belt project. Possession delays are a common theme.
