Moved into Park City: My honest first thoughts
Moved into Park City, Ghaziabad, around March and I'm still figuring things out. The 2BHK layout seemed great on paper, but the actual carpet area feels a bit tight, especially the second bedroom. Anyone else feel this way about their flat's efficiency here? Also, about the amenities – the gym and clubhouse looked good during site visits. But honestly, the equipment is often occupied, and the pool isn't always as clean as I'd like. Are these issues common, or is it just me? What amenities do you actually use often, and which ones are just for show? Thinking if I made the right choice, or if other completed projects in this price range offer better daily living. Maintenance charges are also a bit higher than expected. Would love to hear from other residents or anyone who considered Park City.

It's tough when expectations don't match reality, especially for your first home. Park City did deliver, which is a big plus considering the market. But I agree about the amenities; they're often oversold. I think the key is to prioritize what you *actually* use daily. Is the location working for you? How's the commute? These daily factors often outweigh a slightly smaller room or a less-than-perfect gym. What are your thoughts on the location benefits, OP?
Honestly, for ₹25-43 L in Ghaziabad, you can't expect luxury. Park City has good connectivity, and it's a completed project (Possession June 2019). Many projects are still stuck. At least you have possession. Amenities ka toh har society mein thoda bahut issue rehta hai.
My friend bought a 3BHK here. Unka bhi same issue hai with the second bedroom. But the biggest problem for them is the power backup. It's unreliable, especially during summers. They were promised full backup for flats, but it's only for common areas. OP, have you faced power issues too? And what about water pressure?
Same here. Power backup is only for lights and fan, not AC. It's misleading.
Oh yes, power backup is a joke. Last month, we had a 4-hour cut, and the backup lasted maybe 30 minutes for our flat. Water pressure is okay on lower floors, but on higher floors, it's a constant struggle. My neighbor on the 12th floor complains daily.
Park City ka price range ₹25-43 L hai na? For that, I was expecting slightly better carpet area. Aur maintenance charges kitne hain? OP, can you share the exact figure? I'm evaluating projects in Afzalpur and this info would help.
Maintenance charges are a hidden killer, bhai. Builders quote low initially, then hike it up. In today's Ghaziabad market, with property prices stagnant, these extra costs really pinch first-time buyers like us.
Yes, the price range is correct. Maintenance for my 2BHK is around ₹3500, which feels high for the amenities provided. Plus, the lift often breaks down. Possession was supposed to be June 2019, but I got mine in early 2020. Builder ka track record thoda shaky hai. I wish I had looked more into projects in Abhay Khand back then.
Yaar, I thought it was just me! The 2BHK at Park City felt really cramped during the site visit too. The second bedroom was barely big enough for a single bed. It's like they measure carpet area differently or something. Amenities ka toh pata nahi, but space was a big concern for me.
Hmm, I visited Park City last year and didn't find it *that* bad. Maybe you guys saw a different layout? Or my expectations were lower. But yes, builders often make sample flats look bigger.
Totally agree! My wife and I felt the same. We ended up looking at bigger 2.5BHKs in Ahinsa Khand because of this.
