posted on 5 MayMoved to Gurugram, now checking builder's legal track
Spent the last few months settling into my new flat near Dwarka Expressway. Experion Developers ka track record kaise check karte hain? RERA registration number toh hai, but is that enough? I'm worried about future exit options. Kya kisi ko pata hai how to verify a builder's legal history beyond just RERA? Any red flags to watch for?

So, OP, what did you find out eventually? Any updates on your checks?
Sahi baat hai, it's a minefield out there. Har builder ka kuch na kuch issue toh mil hi jaata hai. The key is to evaluate the severity. Are they minor delays, or major legal battles? Experion has some decent projects too, but yes, due diligence is non-negotiable. Hope you get peace of mind soon.
Dwarka Expressway par toh competition bahut hai, but exit options tabhi achhe honge jab builder ka reputation solid ho. Currently, Gurugram real estate market mein buyers bahut cautious hain after so many delays and issues. Meri advice hai ki builder ke annual reports, credit ratings (if available), aur media coverage bhi dekho. Positive news ke saath negative reviews bhi search karo. It gives a more balanced picture.
Experion ke saath mera bhi thoda experience raha hai. My cousin booked a flat with them near Airport Road (Gurgaon side) years ago, aur unhone payment plan change kar diya tha last minute. It caused a lot of stress. Always check their financial health and any pending legal cases with other buyers or land disputes. Court records public hote hain, you can try searching there.
Absolutely, a lawyer is a must. My brother faced issues with another builder in Baharampur Naya. We thought RERA was enough, but later found out about a land dispute from years ago that was still causing problems. Builders often have multiple SPVs (Special Purpose Vehicles) for different projects, so check the parent company's history too. This whole process is so overwhelming for first-time buyers like us, right?
Yeah, high court websites ya district court portals pe cases search kar sakte ho by builder's name. But it's tedious. Best option is to hire a property lawyer jo ye sab checks kare. They can access land records, revenue department documents, and past litigation history properly. Don't rely just on online searches.
Court records? Kahan se check kar sakte hain, any specific website or lawyer contact?

Totally agree. RERA se sirf basic info milti hai. Builders ka past record dekhna bahut zaroori hai. Meri bhi yahi tension hai.
Bhai, RERA is just the start. Experion ka toh sunte hain ki kuch projects mein delays hue hain. Check their past projects, especially the ones delivered 5-7 years ago. Dekho kitni societies mein litigation chal rahi hai ya maintenance issues hain. Mere ek friend ne Basai gaon ke paas ek project mein invest kiya tha, abhi tak possession ka wait kar raha hai.
