Maintenance charges for Jain Homes 1 are way too high. Tenant attraction is tough with these costs. Parking allocation bhi lottery system hai, resale value pe impact aayega. Kya yahi reality hai?

Ghaziabad mein property prices already under pressure hain, especially in areas like Ahinsa Khand 1. Aise mein high maintenance aur parking issues will definitely make it tough to sell later. Kya builder ne koi transparent breakdown diya hai maintenance charges ka?
Transparent breakdown toh milta hi nahi hai, bas bol dete hain 'market rate' hai.
Mera dost bhi Jain Homes 1 mein interested tha. Usne builder se maintenance breakdown manga tha, but they just gave a vague 'overall cost' figure. No clear split for security, common area electricity, cleaning, etc. This lack of transparency is a huge red flag. Always ask for a detailed, itemized list before signing anything. Agar nahi dete, toh samajh lo kuch gadbad hai.
Maintenance is the biggest hidden cost. Builder initially kam dikhate hain, baad mein skyrocket ho jaata hai.
Possession date March 2021 hai, toh abhi tak toh settle ho jana chahiye tha. RERA number bhi required nahi hai, which is a bit concerning for such a small project. Maintenance ke naam pe loot rahe hain lagta hai. Resale value toh pakka down hogi isse.
Haan, RERA na hona matlab builder ki accountability kam. Bahut risky deal hai.
RERA not required is a major red flag for me too. Maine ek project mein invest kiya tha Achchheja mein jiska RERA pending tha, aur phir construction itna delay hua. Transparency bahut zaroori hai, especially for first-time buyers. Maintenance charges should be clearly defined from day one.
Yaar, maine bhi Jain Homes 1 dekha tha. Price range ₹10-12L mein, it seems okay for Ghaziabad, but the maintenance charges were a red flag. Builder ne bola tha ki amenities ke liye hai, but parking lottery system? That's just unprofessional. Aur sirf 3 units total hain, iska kya matlab hai? Kya yeh project actually value for money hai long term mein?
Exactly! I made a similar mistake with a small project near Abhay Khand. Builder ne bola tha low maintenance, but after a year, it shot up. Resale ke time parking issue ne bahut tang kiya. Hamesha builder ka track record check karo aur maintenance agreement detail mein padho. Small projects often lack professional management, leading to these problems.
Value for money toh bilkul nahi lag raha. Parking lottery is such a headache, especially for resale.
Uss area mein kaafi builders aise small projects banate hain, maybe to avoid RERA. 3 units matlab almost a private bungalow type setup, but with shared costs. Long term value ka toh keh nahi sakte, especially with these issues. I think it's a huge risk for first-time buyers.
Totally agree bhai! Jain Homes 1 ka maintenance sunke hi darr lag raha hai. Hum jaise first-time buyers ke liye ye extra costs bahut heavy padte hain.
