Just moved into Madhapur last month, near Durgam Cheruvu. The daily commute to Financial District is a real pain, especially peak hours, traffic is crazy. Honestly, the water supply is also a bit inconsistent; sometimes we depend on tankers. Has anyone else faced similar issues? Is it just my society or a general Madhapur thing?

This is exactly why I pulled out of a deal in Madhapur last year. The prices per sqft are touching Banjara Hills levels, but the amenities and basic infrastructure are still struggling. I did my research and found that the water table has significantly dropped in the area, and with so many new high-rises, the demand has just skyrocketed. The current market conditions are also tricky; prices are high but appreciation might slow down due to these issues. Buyer beware, guys!

You're absolutely right about the prices. My cousin bought a flat in Ameerpet a few years back for almost half the price per sqft compared to what they're asking in Madhapur now, and his commute to work is actually better. I feel like the 'Financial District proximity' premium is getting too high without the necessary civic upgrades.
Oh god, I thought it was just us! We are in a new project behind Mindspace and the water problem is REAL. Every alternate day, we have to call for tankers, and the management says it's 'temporary'. It's been 6 months! Plus, the construction dust from all the new projects is insane. Is this just a society-specific problem or a larger Madhapur issue?
Totally a general Madhapur thing, especially for new societies. My brother lives in a society developed by a builder whose track record is poor, and they face this daily. Old societies near Hitec City main road usually have better supply.
Sahi keh rahe ho. We are in a different society, about 2km from yours, and the water situation is exactly the same. Builder ne bola tha 24/7 HMWSSB supply, but it's mostly borewell and tanker. I think it's a general issue for most new developments in Madhapur that came up in the last 3-4 years. Infrastructure is just not keeping up with the rapid expansion.

Totally relate yaar! I bought in Madhapur last year, near Inorbit Mall, and thought it was a great deal. But the traffic towards Raidurg and Financial District is just soul-crushing every single day. Water supply is okay for us, but I've heard from neighbours about tanker dependencies in other blocks. Lagta hai Madhapur ki yahi real picture hai.
