Moved to Sector 49, my rental hunt experience.

Is finding a decent place to rent in Sector 49 without a broker even possible anymore? Just moved here last month and the broker fees are insane, often a full month's rent. I'm wondering if anyone's had luck dealing directly with landlords for 2BHKs in areas like Zirakpur or Mohali. My previous landlord near IT City tried to hold back deposit for 'wear and tear' that was already there. What's the real ground reality? Are brokers gatekeeping everything now? Also, which areas give the best rent vs convenience for young professionals?
