Just moved into my Jaypee Greens flat in Sector 78 last month, aur abhi bhi I'm thinking about the payment plan. As an investor, I tried to push hard for better terms. I noticed some builders in Noida Extension offer bigger spot discounts if you opt for a higher upfront down payment instead of a pure construction-linked plan. Matlab, they prefer cash flow. Kya yeh sab builders ke saath work karta hai? Aur second property ke liye, any specific strategies to leverage payment plans? Jaise ki, should I always go for maximum down payment if the builder is flexible? Hope this helps someone.

Jaypee Greens mein experience abhi tak theek hai, but the maintenance charges are a bit high. Possession toh mil gaya time pe, but connectivity is still developing. Overall, it's a mixed bag.
