Okay I'll be honest — resale value matters a lot more than I thought. Kids have moved out, so I'm looking at a 2BHK near a good hospital. Ashiana Builders seem decent. Sector 44 or 46 sahi rahega? Or should I consider Atta? Maintenance charges are killing me in my current place! Any tips?

Don't forget to factor in the registry charges and stamp duty! It's a significant expense that many people overlook.
One tip I learned the hard way: visit the site multiple times at different times of the day. See how the traffic is, how much sunlight the flat gets, etc.
Did you check the approved building plan? Make sure the builder hasn't deviated from it. This can cause problems later on.

Sector 150 is also an option. Lots of new projects coming up, rates are still relatively lower than 44 and 46. But it's still developing, so you'll have to deal with construction noise for a while.
Sector 150 is a good investment, but not ideal if you need immediate access to amenities and established infrastructure. It's still a bit far out.
Resale value is definitely important. But also think about your daily commute and access to essential services. Don't just focus on the investment aspect.
Check the carpet area carefully. Builders often inflate the super area to make the flats seem bigger than they actually are. Make sure you're getting your money's worth.
Rates are crazy right now! Everything is going up. Best time to buy was yesterday, second best time is today, they say!

Sector 46 is good if you want peace and quiet. But getting to Delhi can be a hassle sometimes. Atta is too crowded for my taste.
Exactly. Atta is more for shopping and offices. Living there permanently? No way.
Before finalizing, check the builder's RERA registration number on the UP RERA website. Don't just rely on what they tell you. Transparency is key!

Atta? Are you sure? That's commercial central. Sector 46 is quieter, more residential. But resale in 44 will probably be better. Just my 2 cents.
Maintenance charges are a killer everywhere these days! I feel you. Did you check out Prateek Wisteria in Sector 77? Good location, decent maintenance (so far).
Prateek Wisteria is good, but the initial promises vs. reality were very different. Gym abhi tak fully functional nahi hai!
True that. And the parking situation is a mess in Wisteria. Visitors ke liye toh almost impossible.
I bought in Sector 44 five years ago. Good connectivity, but the metro construction noise was unbearable for a while. Now that it's done, it's a big plus. But rates have gone up a lot since then.
Ashiana? Are you talking about Ashiana Greens? Their construction quality is average, at best. I'd suggest looking at projects by Godrej or ATS if your budget allows. Thoda zyada hoga, but worth it in the long run.

Sector 44 is pretty good, but traffic can be a pain during peak hours. Ashiana... check their reviews properly. Delayed projects kaafi hain market mein.
