Amrapali ka toh naam hi kharab hai, right? Heard so many horror stories about Eden Park delays. Pride India Regal Residency seemed better on paper. But are they really handing over on time these days? My kids have moved out, don't need such a big place anymore. Anyone faced hidden charges with Pride Group? What's the real maintenance cost?

So, what did you decide to do? Still considering Pride India?
My two cents: visit the project multiple times, talk to existing residents, and negotiate hard on the price. Don't be afraid to walk away if you're not comfortable.
Overall, be very careful. Noida market is tricky. Do your due diligence and don't rush into anything. Good luck!
Sector 150 is a good option if you're looking for newer properties. But rates are high, around 7k/sqft.
Possession mila kya kisi ko Pride Regal Residency mein? What's the actual status?
Not yet U19. Heard they are giving out possessions in phases, but very slowly.
Check amenities completion before booking, I made that mistake. Paid for a swimming pool that's still a big hole in the ground!
Honestly, Noida builders are all the same. They promise the moon and deliver a crater. Be prepared for delays and hidden costs.
New metro line is coming up in Noida Extension. That will definitely impact property prices. Keep that in mind before you make a decision.
I heard Pride Group had some financial issues a few years back. Make sure they're stable now. Check their financials before investing.
Exactly U15, financial stability is key. You don't want your project to get stuck midway.
Be careful! This builder has 3 delayed projects in Greater Noida West. Do your homework properly.
Maintenance charges usually depend on the size of the flat and the amenities. Expect to pay anywhere from Rs. 2.5 to Rs. 4 per sq ft.
Sector 75 mein rates are crazy high now. Even smaller flats are costing a bomb. Is it really worth it to buy again? Have you considered renting a smaller place instead?
I bought in Sector 120 three years ago. The builder promised a clubhouse and swimming pool. Still waiting! Lesson learned: don't trust anything they say until you see it with your own eyes.
Hidden charges are a killer! Mera bhi same experience tha 2 years ago. They added parking charges, fire safety charges, and what not! Read the fine print carefully!
Pride Group ka track record mixed hai. Some projects are good, some are delayed. Depends on which sector and which phase. Which floor are you looking at? Corner units usually have premium pricing.
Good point U11. Location matters a lot. And the floor too. Higher floors are generally more expensive but have better views.
Amrapali to bhool jao. Supreme Court ne bhi bol diya ki they messed up. Pride India, thoda research karo. Go visit the site and talk to residents.
Maintenance cost is a big question mark with these builders. They quote one thing and then it magically doubles after you move in. Ask for a detailed breakdown, including sinking fund contributions.
Pride Regal Residency... I know someone who booked there. Said they were promised possession by end of last year, but still waiting. Check RERA registration number and see if they've extended the deadline.
RERA number is UPxxxx. You can check on the RERA UP website. It's public info. Very useful!
Thanks U5! Very helpful. Will check right now.
Bhai, downsizing is a smart move these days. But Noida mein builders are all the same – promises promises!
Amrapali? Run! Eden Park is a disaster zone. Pride India, hmm...paper pe toh sab achha dikhta hai. But reality is often different. Hidden charges are their specialty, I tell you.
Totally agree with U1. Amrapali is a big no-no. My cousin invested there and is still fighting for possession.
