Moving to smaller flat, which sector makes more sense?

Kids have moved out, resale of existing property is almost done. Don't need such a big place anymore. I'm looking at Sector 45, saw some JM Housing options there. Want something manageable, elevator a must. Or should I consider something closer to a good hospital, even if it means a slightly older society? Honestly not sure which is better for resale value later. What does the community think? Which sector would you pick?
