Not proud of this but I almost got duped by a pre-launch scheme. I'm eyeing MRG Primark at ₹32L. What's the real rental yield and capital appreciation potential? Is their delivery track record good for investors?

Location wise kaisa hai MRG Primark? Is it well-connected to major hubs or employment centers? Like, Airport Road se kitni door hai? connectivity is key for both rental and appreciation.
Airport Road se connectivity toh hai, but traffic bahut rehta hai. Aur us area mein abhi social infrastructure, like good schools and hospitals, is still catching up. Badshahpur ke paas hai toh thoda congested bhi ho sakta hai aage jaake. Long-term vision chahiye.
Haan, it's fairly close to the new sectors and has decent connectivity to Airport Road (Gurgaon side). Future infrastructure development around that area might push up prices, but it's still developing. For now, it's a bit on the outskirts.
₹32L for a new project in Gurgaon sounds tempting! I've been looking for something affordable. Is it a good locality for families?
Pre-launch se bach gaye, accha kiya. MRG Primark ka price point ₹32L seems okay, but is it really worth it for investment? Gurgaon mein abhi market thoda slow hai, especially for resale. Capital appreciation toh tab hogi jab demand badhegi. Be cautious.

Totally agree with U2. Builder promises bahut karte hain, but delivery time pe nahi hoti. Mera experience toh bahut kharab raha hai with a project near Basai. 5 saal ho gaye, abhi tak possession nahi mila. Sirf EMI jaa rahi hai. Don't trust blindly, check their past projects' actual possession dates versus promised ones.

Possession date 2026-08-01 dikha raha hai, which is still quite far. Affordable housing projects mein delays are common. Builder ne agar pehle bhi late kiya hai, toh be prepared for extensions. Mera ek friend ka project 2 saal late ho gaya tha, Baharampur Naya mein.

Rental yield in affordable housing is always tricky, bhai. 32L mein you'll be lucky to get even 1% net yield after maintenance and taxes. Capital appreciation might happen in the long run, but don't expect miracles from day one. Tenants are very price-sensitive in these areas.
