MTC Arambh research update — my take
Did some deep dive research on MTC Arambh last week. The pricing at ₹29.99 L–₹60.00 L for an ongoing project looks decent, but I'm worried about future resale. From my experience, liquidity is key for investor exit. What's the capital appreciation forecast looking like? Also, the builder's delivery track record is a bit mixed, not sure if they'll hit deadlines. Any thoughts on actual rental yield potential here? Is the secondary market active enough for a quick exit in 5 years?

Yaar, MTC Arambh ka price point toh ek baar ko theek lag raha hai for a first home. ₹30 L mein Noida mein kuch milna mushkil ho gaya hai. But, you hit the nail on the head with resale. Agar 5 saal mein exit karna ho, toh kaafi risky lag raha hai. Builder ka track record sunke toh darr lagta hai. Kya koi bata sakta hai ki ye builder pehle bhi projects delay kar chuka hai kya? Aur RERA number kyun nahi hai iska?
