Did some deep dive research on MTC Arambh last week. The pricing at ₹29.99 L–₹60.00 L for an ongoing project looks decent, but I'm worried about future resale. From my experience, liquidity is key for investor exit. What's the capital appreciation forecast looking like? Also, the builder's delivery track record is a bit mixed, not sure if they'll hit deadlines. Any thoughts on actual rental yield potential here? Is the secondary market active enough for a quick exit in 5 years?
