Mulberry Mansions resale market is a myth, change my mind.
I'll be honest, buying property back home from Dubai is a constant worry. I'm seriously considering Gaursons Mulberry Mansions Fh 02 in Greater Noida. My main concern is the builder's delivery track record. Can anyone share real experiences on their timelines? Also, what's the capital appreciation been like since its launch? I'm worried about resale liquidity down the line. Will it be easy to offload this property in five to seven years, especially since I can't be there to manage it myself? Is the secondary market active enough, or will I be stuck?

Honestly, the Greater Noida market is saturated, especially for apartments. Unless it's a prime location like Alpha-II Commercial Belt, resale is always a gamble. For Gaursons, their reputation for delays precedes them. My advice: look for RERA registered projects with a good track record, even if it means paying a little extra. Buying from Dubai, you need peace of mind more than anything.
I actually know someone who booked in Fh 02. They were promised possession in 2022, still waiting. Builder keeps giving new dates. The project RERA registration shows 'Status: null' which is a big red flag for me. If there's no clear status, how can you trust their timelines? Resale will be impacted heavily by this uncertainty.
Dekho, from a budget perspective, Gaursons projects often seem attractive initially. But the hidden costs, maintenance issues, and delay in possession can make it a nightmare. If you're not there to manage, it's even worse. My cousin bought in Alistonia Estate, and the struggle to get things done remotely was immense. Be very careful.
Totally agree with the remote management point. Resale is tough even when you are in India. For Fh 02, I heard the per sqft rate was quite competitive at launch, but has it even moved much since then? That's the real question for capital appreciation.
This is my exact concern. Being abroad, I can't keep chasing them. What kind of hidden costs are we talking about? Like, extra charges at possession or something else?
Mulberry Mansions Fh 02, I remember seeing ads for this. Capital appreciation has been decent for some pockets of Greater Noida, but Fh 02 is a bit interior. For resale, connectivity matters a lot. Kya connectivity hai wahan se, any idea?
Bhai, Gaursons ka track record toh sabko pata hai. Timelines ka bharosa mat karna. Mere ek dost ne Gaursons project mein invest kiya tha, 2 saal late delivery mili. Fh 02 mein bhi same scene hoga, I am sure. Resale value ka toh bhool jao, it's a buyer's market right now, especially with so many new projects coming up near Alpha I Greater Noida.
Sach mein yaar, late delivery is a given with most builders these days. But for resale, isn't Greater Noida still a growing market? Maybe in 5-7 years it will pick up? I'm hoping for some capital appreciation.
Exactly! Timelines toh inke liye sirf suggestion hote hain. Main bhi dekh raha tha Fh 02, but jab research kiya, reviews bahut mixed hain. Resale liquidity is my biggest fear too, especially since I'm also buying from abroad.
