Mulberry At The Prestige City – everyone's talking about launch price, but is appreciation real? Heard pre-launch rates were low. Is anyone seeing capital appreciation or just hype? Resale potential seems hazy. Change my mind.

Honestly, I visited the site, and the amenities look amazing. The location near the expressway also seems promising for future growth. But yeah, the initial price range of ₹1.3 Cr – ₹9.6 Cr is a huge bracket, makes me nervous about entry-level appreciation, especially for us budget-conscious buyers.
U9, exactly! They show you the lower end price for a super small unit,
1.3 Cr for what exactly? A studio? Too much for a first home. Mera budget toh 80L tak hi hai.
Yaar, exactly what I've been thinking. Prestige City sounds fancy, but is this Mulberry tower actually good for investment? Or just another overhyped project? I'm a first-time buyer and don't want to make a wrong move. Bahut darr lag raha hai.
U7, long possession dates are common for big projects, especially with so many units (1719, right?). But it also means your money is locked for ages without any return. Plus, the RERA number UPRERAPRJ470993/04/2025 is for the project, not the specific tower, so sometimes phases get delayed. Happened with my friend in Ahinsa Khand, unka project 2 saal late ho gaya.
Haan, aur possession date bhi 2029-11-27 hai! Itna late. Is there any solid reason for such a long wait, ya bas developers ka tactic hai to keep prices low initially?
Totally agree, bhai. Lagta hai bas naam ka kamaal hai. First-time buyers ke liye toh aur risky hai.
