Visited a Mullanpur project. Floor-rise premium seems high. Worth it, or builder ka tactic? Broker bola spot discount, but direct builder denied negotiation. What's the real scene?

Chandigarh market mein ab buyers thode cautious ho gaye hain. Especially post-COVID, log ready-to-move prefer karte hain. Mullanpur mein abhi bhi development phase hai, toh floor rise pe itna splurge karna wise nahi lagta. Check out properties near New Chandigarh, maybe less floor rise pressure wahan pe.

Dekho, floor rise is a real concept globally, for better views, less noise, more light. But Mullanpur mein it seems disproportionate. Agar builder 50-70 Rs/sqft per floor charge kar raha hai, that's fine. But kuch projects mein toh 100+ Rs/sqft per floor le rahe hain. For a 3BHK, that's lakhs extra. Isse accha Manimajra mein re-sale mein dekh lo, better value mil jayegi shayad. Broker toh apna commission dekhega, uski baat pe mat jao.
It's definitely a mix of both. Demand hai but builders use exploit kar rahe hain. Always check the RERA carpet area vs super area. Often, floor rise is charged on super area, making it even more expensive. Try to negotiate with the builder directly, but be prepared for their 'no negotiation' stance. Sometimes, if you show genuine interest and are ready to close fast, they might budge a little on other charges, if not floor rise. Don't be afraid to walk away if it doesn't fit your budget.

Bhai, main bhi Mullanpur Garibdass mein dekh raha tha. Builders bolte hain higher floors pe view accha milta hai, sunlight zyada aati hai. But ye premium toh ROI kharab kar dega. Kya kisi ko actual benefit mila hai higher floor ka?
Yaar, higher floors pe dust kam aati hai aur privacy bhi zyada hoti hai. Plus, mosquitoes bhi kam hote hain. Worth it hai agar budget allow kare.
Mujhe toh lagta hai higher floor pe maintenance charges bhi zyada hote hain, lift use ka. Aur agar power cut ho gaya toh stairs se chadhna utarna mushkil ho jata hai. Sirf view ke liye itna extra dena worth it nahi hai, especially budget mein ho toh. Mera ek friend Saini Majra mein liya hai, ground floor, kaafi khush hai.
Totally agree! Mullanpur mein floor rise ab itna zyada ho gaya hai ki ground floor hi better lagta hai. Builder ka tactic hi hai mostly.
