Mullanpur value? I'm not seeing it.
₹90 lakh for a 3BHK in Mullanpur these days? Honestly, I'm not seeing the "price correction" everyone talks about there. I'm currently in a 2BHK in Sector 44, thinking of upgrading to a 3BHK or a small villa. Jab main Omaxe ke projects ya dusre builders ke rate dekhta hoon Mullanpur Garibdass mein, it feels like prices are just stable ya upar hi jaa rahe hain, not correcting. People glorify these 'emerging' zones for value, but for an end-user like me, with a budget around ₹1.5 Cr for a 3BHK, it seems like the price jump from my current place is just too much, aur ROI bhi clear nahi. Is the value really there, ya sirf hype hai? Should I consider Mohali sectors instead? Change my mind, because I'm genuinely confused about where the 'affordable' Chandigarh property is now.

Bhai, you've hit the nail on the head! I'm in the exact same boat. My budget is similar, around 1.3-1.4 Cr for a 3BHK, and Mullanpur feels completely out of reach for anything decent. They keep saying 'New Chandigarh' will be the next big thing, but the prices are already 'big thing' level without the infrastructure to match. I looked at Omaxe and DLF projects there, and the quoted prices per sqft were insane, especially considering the distance from actual Chandigarh. I'm starting to think Mohali sectors like 79, 8
