Was supposed to finalize the Omaxe Mullanpur deal last month, but now I'm seriously reconsidering. I'm based in Dubai, so site visits are tough. My broker is pushing, saying everything is almost ready. But I'm hearing mixed reviews about the actual infrastructure development inside the township. Matlab, are the promised parks, proper roads, and water supply actually there, or just on paper? Bahut tension hai. Is Omaxe delivering on these commitments? Kya extra costs lag rahe hain for these basic amenities? Really need ground reality checks from residents. Have others faced similar issues with builder promises versus actual delivery?

But after possession, they started charging separately for generator usage, club membership was an 'optional' extra, and security was outsourced with additional monthly fees. Builders hide these things until the last moment. Make sure your agreement clearly mentions what's included and what's not.
This is a common issue with many projects in New Chandigarh, not just Omaxe. Builders launch with grand promises, but RERA deadlines often get extended, and infrastructure takes a backseat. Mullanpur Garibdass area has potential, but the development pace is painfully slow. Are the basic necessities like proper municipal water connections actually in place, or are they relying on borewells? That's a huge cost factor later on.

The quality was bad, and they had to install expensive RO systems. Plus, the maintenance charges for common services shot up because of water management. These 'extra costs' are real and can drain your budget quickly. Don't just look at the property price, calculate the running costs too.
As far as I know, many parts are still on borewell supply. Municipal water connection is promised, but it's not fully operational everywhere. You'll have to factor in water tanker costs or high society maintenance for borewell upkeep.

Haan, ek friend ne possession liya hai Phase 1 mein. Usne bataya ki connectivity to the main road is okay, but andar ki roads are still patchy. Aur amenities? Sirf clubhouse ka shell bana hai, baaki sab promises hi hain. Proper water supply and sewerage bhi abhi tak unstable hai. It's not a complete township yet, more like a construction site in many areas. Expect a lot of dust and noise for the next few years.
