Multibrain Ultima 107 RERA Status & Buyer Safety — Noida Extension 2026 | Proceed with Caution
Hey fellow homebuyers, I've been looking into Multibrain Ultima 107 in Noida Extension, a completed project priced between ₹88.75 L and ₹1.05 Cr, with an average of ₹6100/Sqft. While the pricing and 'completed' status might seem attractive, a major red flag for me is the 'Rera Not Applicable' status. Typically, RERA offers crucial buyer protection, ensuring project delivery, quality, and grievance redressal. Its absence here, for a completed project, raises questions about its initial compliance or the nature of its development. The developer, Multibrain Automation And Controls Pvt Ltd, seems to have roots in IT (Multibrain Infosystems Private Limited has 15+ years in IT solutions). While innovation is great, direct real estate development experience and regulatory adherence are paramount for homebuyers. This lack of RERA oversight could translate into potential issues with common area maintenance, structural integrity, or future legal clarity, impacting long-term livability and peace of mind. For end-users, this uncertainty overshadows practical aspects. Buyer Verdict: Given the 'Rera Not Applicable' status and the builder's primary background, extensive due diligence is absolutely essential before considering Multibrain Ultima 107. Proceed with extreme caution.

Toh finally kya karna chahiye? Risk lein ya nahi? Itna confusion hai. Feeling totally lost.
The current market in Noida Extension is so tricky. Developers are trying to offload properties, and buyers are desperate for good deals. This 'completed' but 'no RERA' thing is a classic example of how builders try to bypass regulations. Main toh kehta hoon, better to look at RERA registered projects even if they are slightly delayed. Maine Ajayabpur mein ek project dekha tha, RERA approved tha, thoda expensive tha but at least peace of mind thi.
Has anyone actually visited this Multibrain Ultima 107 site? Sometimes, there might be a genuine reason for 'Rera Not Applicable' if it's a very small project or a specific type of development. But still, the IT background and 0 projects is a concern. Kisine physically dekha hai kya property?
Yaar, I was actually looking at this one because the pricing seemed decent for Noida Extension, especially with the 'completed' tag. But RERA Not Applicable is a complete deal-breaker for me. Total units bhi sirf 12 hain, pata nahi kya scene hai. Bahut risk lag raha hai.
Sahi kaha U5, RERA is non-negotiable for peace of mind. Without it, you're at the builder's mercy.
U3, aapka point valid hai, but RERA sirf possession tak nahi hai. Mere friend ne Alpha I Greater Noida mein ek flat liya tha, 2 saal baad structural issues aa gaye. Builder ne haath khade kar diye because RERA ke under nahi tha project. Common area maintenance, future redevelopment rights, legal clarity – in sab mein RERA bahut kaam aata hai, even after completion. Isliye, no RERA = no go for me.
Bilkul sahi pakda hai yaar! This RERA Not Applicable status is a huge red flag. Noida Extension mein already itne issues chal rahe hain, upar se builder ka real estate experience bhi zero. ₹89 L se ₹1.1 Cr for a project with only 12 units and no RERA? Sounds like a recipe for disaster. Hum jaise first-time buyers ke liye toh ye sab double-check karna padta hai.
But agar completed hai, toh OC/CC toh hoga na? RERA ka role phir bhi kya hai, agar possession mil gaya toh? Thoda confusion hai isme.
Exactly! Ye 'completed' projects mein hi sabse zyada locha hota hai. Baad mein maintenance, legal issues ka koi bharosa nahi.
