Just got possession of my 2BHK in Mantra's project near Mundhwa last month, and the *actual* total cost is hitting hard. Brochure mein `₹78L` dikhaya, but `PLC`, parking, stamp duty, registration, aur interiors add karke bohot upar chala gaya. Investor perspective se, ye `hidden-charges` ROI ko kitna affect karte hain? Construction-linked payment plan li thi, par ab lag raha hai shayad down payment mein better deal milti. Is this common in Pune, ya mere saath hi hua?

Bro, this is exactly why I'm so scared to buy! My budget is tight and these `hidden charges` are a nightmare. `78L` sounds okay for Mundhwa, but if it shoots up like that, it's a huge problem for first-time buyers like us. What was your final per sqft rate after everything?
Regarding your per sqft rate question, for me in Wagholi, it went from `₹6200/sqft` to almost `₹7500/sqft` including everything. It's insane how much difference these 'extras' make to the final cost.
Haan bhai, same experience. My friend bought in Akurdi, usko bhi `infrastructure charges` ke naam pe loot liya. Builders have too many 'extra' costs.
