Currently in a 2BHK in Baner, planning to upgrade to a 3BHK in Mundhwa. Essen Realtors ke naye projects dekh raha hoon, par secondary market options bhi consider kar raha hoon. Pune mein builders ke saath kitna negotiation possible hai? Like, new properties pe kitna discount expect kar sakte hain versus resale deals mein kya zyada bargaining room milta hai? Aur possession ke time jo hidden charges aate hain, unka kya scene hai? Investor hoon, so all-in cost pe focus hai. Kya tips hain unplanned expenses avoid karne ke liye?

Mundhwa is a good choice for appreciation, especially with the IT crowd expanding. But builders ke saath negotiation is always tricky. Essen Realtors ka track record dekh lo pehle. New projects mein 3-5% se zyada expect mat karna, unless it's an inventory clearance sale.
Haan, builder ka reputation sabse important hai. Mere friend ne Akurdi mein ek project book kiya tha, abhi tak possession nahi mila.
