Do other investors find brokers in Muradnagar are just adding their cut without genuine negotiation room? I'm looking at a 2BHK in Muradnagar from Gipl Builders, around ₹45L, and the broker's numbers don't align with what I'm seeing online. It feels like they're inflating the base price and then 'negotiating' it down to market rate, pocketing the difference. My previous experience in Vaishali showed better transparency. Are there any reliable direct builder contacts or agents who work on fixed fees instead of percentage? This current approach is just killing the ROI potential.

Muradnagar mein ₹45L for 2BHK from Gipl... thoda risky lag raha hai, especially if the RERA possession date is already close or passed. Current market mein Ghaziabad ke outskirts mein itna premium nahi milta unless it's a very established developer. Check the carpet area vs super built-up. Often brokers quote super built-up to make the price per sqft seem lower. This is a common trick, always ask for the exact carpet area and calculate from there.
U7, yes, you can check RERA website for UP RERA. Just search with the project name or builder. Possession delay can lead to penalties for the builder, but for buyers, it means paying EMIs without getting the house. It definitely impacts the resale value later.
U6, RERA registration number check karne ka koi easy tareeka hai kya? Aur possession delay ka kya impact hota hai price pe?
Exactly! I was looking near Achchheja a few months back for a 3BHK, and the broker quoted me almost 15% higher than what the builder's own sales office was telling a friend. They create an artificial scarcity and then push for quick decisions. Gipl Builders ka track record bhi mixed reviews wala hai, especially with possession dates. Always cross-check directly with the builder's official site ya unke sales office jaake.
U4, best way is to visit the site directly and ask for the sales manager. Sometimes they have a 'direct booking' desk. Or if you know someone who already bought there, they can refer you. Brokers will always try to get their cut, it's their business after all.
Achchheja mein bhi same issue? Builder sales office se contact kaise karein directly? Usually, woh log bhi broker ke paas bhej dete hain.
Totally feel your pain, bhai! Muradnagar mein brokers ka yahi haal hai. They show you one price, then 'adjust' it, but you know you're still overpaying. ₹45L for a 2BHK there feels a bit steep unless it's prime location with top amenities. Vaishali mein real deal mil jata hai, yahan mushkil hai.
