MVN Aero One — I'm seriously looking at this place. Fed up of renting, finally taking the plunge. Is it genuinely good for daily living, or just looks good on paper for this price? What's the neighbourhood really like for schools and markets? How are the noise levels and air quality?

I think for a project with only 44 units, at that price point, it's clearly for a niche market seeking exclusivity. The price seems high now, but property in prime Gurugram has always appreciated. Exclusivity is one thing, but practicality for daily life is another. Current market mein itna premium pay karna, woh bhi off-plan, risky hai. What if the 'unmatched lifestyle' doesn't materialize, or the appreciation isn't as high as expected in 5-6 years? We first-time buyers need stability, not just luxury dreams.
U1, good questions! For such a premium property, we need answers. What's their RERA number? And for daily living, are there good hospitals nearby? What about power backup and water supply, considering it's a new development? Noise levels and air quality near such an expensive project are critical for quality of life.
Air quality around that area, especially if it's closer to the Airport Road (Gurgaon side), can be a concern. Traffic noise will definitely be there, but inside such high-end projects, they usually have good soundproofing. However, what matters is the pollution outside when you step out. Schools and markets are developing, but it's not as established as say, older parts of Gurugram. You'll probably rely on driving for most things initially.
RERA number is GGM/889/621/2024/116. I checked it online. And the possession date, as mentioned, is 2029-12-01. So, it's properly registered, which is a good sign for transparency, but the wait is still long.
Dekho, MVN Aero One ka naam toh bada hai, but Gurugram mein builders ka bharosa nahi raha ab. Maine Badshahpur side ek project mein invest kiya tha, possession date 2 saal extend kar di. Itna paisa block ho jaata hai, aur upar se rent bhi dete raho. Make sure you check the builder's past projects very thoroughly before committing to something so expensive and far off. Don't get swayed by fancy brochures.
