My 2BHK in Sector 78 — rent shock is real

Noida mein rents itne badh gaye hain, kya yeh normal hai? My 2BHK in Sector 78 ka rent ₹22k tha two years back, ab similar flats ke liye ₹30k maang rahe. Almost 35% jump! Is this justified, ya will it stabilise? Young professionals ke liye, which areas offer a good balance of rent vs commute? I'm seriously thinking about EMI vs rent now. Lagta hai buying might make more sense.
