My 2BHK mistake: Don't want to repeat it on a 3BHK upgrade
I made a mistake buying my first 2BHK purely on price, and I don't want to repeat it. Currently in a 2BHK in Sector 1, I'm looking to upgrade to a 3BHK. Places like Triveni Homz are on my radar. I'm worried about construction quality affecting resale and maintenance costs. Does paying extra upfront for better build quality really prevent seepage or fitting issues after a year or two? Also, are promised amenities like clubhouses actually delivered and maintained well, or do they just increase maintenance charges without much use? For an investor, is that premium justified? What's your experience with quality and amenity value in Noida Extension?

You're right to be concerned about construction quality and amenities. My advice would be to visit the builder's previously completed projects, if any, and talk to residents there. That's the best way to gauge actual quality and maintenance. For Triveni Homz, being upcoming and 'RERA Not Applicable' means extra due diligence is needed. Don't just go by fancy brochures or initial price points.
Yaar, builders ka toh pura game hi yahi hai. Show big, deliver little. Quality aur amenities dono mein compromise. It's so frustrating for first-time buyers like us.
My experience with amenities in Noida Extension has been mixed. I bought a 3BHK in an adjacent sector, near Ajayabpur, three years ago. The clubhouse was amazing in the brochure, but it's barely maintained now. The swimming pool is often dirty, and the gym equipment is old. We pay a hefty maintenance charge, which keeps increasing, but the services don't improve. For an investor, I don't think that 'amenity premium' is justified unless you're actually using them extensively, and even then, maintenance is a big question mark. It definitely impacts resale value when buyers see poorly maintained facilities.
That's exactly what I'm afraid of. So, do you think the resale value of your flat got impacted because of the poorly maintained amenities? I'm also thinking long-term.
Same story here, U3. Builders just show off amenities to get bookings, then forget about them.
Triveni Homz? I've seen some ads for it. Since it's upcoming, have you checked the builder's reputation thoroughly? Aur iska RERA status kya hai? Sometimes these newer projects, especially with fewer units, can be risky with timelines and quality.
RERA Not Applicable? That's a huge red flag for me. How can an upcoming project not have RERA? This alone would make me think twice, especially with the budget you're looking at.
U2, you're right to ask about RERA. For Triveni Homz, the RERA status is actually 'Not Applicable' as per Propmyna's own data, which is a bit concerning. It's an upcoming project, possession expected by Dec 2025, and only 18 units. The price range is ₹80 L to ₹1.0 Cr. Fewer units can mean less scrutiny sometimes, but also potentially more personalized attention. It's a double-edged sword. I'd be very cautious without a RERA number, especially when you're worried about quality.
Bhai, you've hit the nail on the head! My first 2BHK in Alpha I Greater Noida was also a budget buy, and now I'm regretting it big time. Seepage issues started within a year, and the common areas look like they've seen better days. I'm also eyeing a 3BHK upgrade and Triveni Homz sounds familiar. My biggest fear is exactly what you mentioned: paying a premium and still ending up with shoddy construction. Is there really a way to tell upfront if a builder's quality will hold up? Or is it just luck of the draw in Noida Extension?
Haan, quality check is tough. I think paying extra upfront *does* help, but only if you pick the right builder. Some builders just hike prices without actually delivering better quality, especially for 'upcoming' projects. You need to check their past projects' condition.
Totally agree with U1. It feels like a gamble every time. My relative faced similar issues in their Alistonia Estate flat.
