My 2BHK to 3BHK investment upgrade dilemma
Ghaziabad mein Shreya Hindon Greens, kaafi research kar raha hoon. Currently 2BHK mein hoon, soch raha hoon 3BHK investment ke liye. Is project mein capital appreciation kaisa raha hai since launch? Matlab, kya sahi returns expect kar sakte hain? Aur, rental yield kitna mil jaata hai generally? Resale market kitni liquid hai yahan? Long-term investment ke liye consider kar raha hoon, toh exit strategy bhi important hai. Not sure if the current pricing justifies the potential ROI. Already home loan chal raha hai.

U2, I partially agree. But Hindon Greens ki location airport ke paas hone se ek long-term potential toh hai. Plus, prices ₹72-88L range mein hain, jo relative to Noida is still reasonable for a 3BHK. Rental yield depends on furnishing, but 2.5-3% expected hai. Just check the actual maintenance charges, that eats into yield.
Bhai, Shreya Hindon Greens ka naam sunkar thoda doubt hota hai. Possession toh 2018 ka hai, right? Capital appreciation after 2018 hasn't been great in many Ghaziabad projects, especially in areas like Ahinsa Khand. Market thoda slow hai. Tumhara existing home loan hai, so be extra careful.
