Floor rise premium and PLC for a good view are such a scam sometimes. I'm currently in a 2BHK in Sector 65, thinking of upgrading to a 3BHK or even a villa near Golf Course Extension Road. Dekh raha hoon ki Leisure Valley area mein Emperium Infrastructure ka kuch naya project hai. But the premium they ask for higher floors or a park-facing unit is crazy. Is it really worth paying extra for that view in Gurgaon, considering the dust and pollution? Yaar, does it even affect resale value that much here? I'm already stretching my budget for a 3BHK, maybe around ₹2.5 Cr. Not sure if this extra premium just adds to the EMI without real benefit. Any experience with this? What's your take, especially for end-users?

Totally get what you're saying, bhai! Yeh floor rise aur PLC ka drama toh alag hi level pe hai. Main bhi Sector 65 se upgrade ka soch raha tha, same budget, around ₹2.5 Cr for a 3BHK. Emperium Infrastructure ka naam suna hai, but inki prices for 'premium' views are just absurd. Gurgaon mein pollution itna hai, kaunsa view milega jo ₹10-15 lakh extra justify kare?
